Publish a property
How to publish a house, apartment, land, commercial space, or office for sale or rent, and what each property detail means.
You publish a property with the same form as a car. When you choose «Casa» ("House"), the car fields disappear and the property fields appear: type, operation, bedrooms, bathrooms, square meters, parking spots, and amenities.
Before you start
- If you're going to publish on behalf of a real estate agency, enable the Casas section first. See Sign up as a real estate agency.
- You need a role with permission to create ads.
- Have the photos ready (JPG, PNG, or WebP, up to 10 MB each), the price, and the location: state, city, ZIP code, and neighborhood.
Steps
Open the form
In the Casas section of your panel, tap «Publicar propiedad» ("Publish property") or go to InventarioCrear publicación ("Inventory > Create ad"). If you're in the Casas section, the form already comes set to «Casa».
Choose what you're going to publish
In «¿Qué vas a publicar?» ("What are you going to publish?") tap «Casa». Below it reads «Publica un inmueble» ("Publish a property").
Choose the property type
In «Tipo de inmueble» ("Property type") tap one of the cards, for example Casa (House), Departamento (Apartment), Terreno (Land), Local comercial (Commercial space), or Oficina (Office).
Fill in the general details
- «Año de construcción» ("Year built"): optional, between 1950 and 2100.
- «Operación» ("Operation"): «Venta» ("Sale") or «Renta» ("Rent"). It comes set to «Venta».
- «Condición» ("Condition"): «Usada» ("Pre-owned") or «Obra nueva» ("New construction").
- «Precio» ("Price"): in pesos or dollars. For rentals, enter the monthly rent.
Fill in the features
All of them are optional, but they help people find you with the filters:
- «Recámaras» ("Bedrooms"): from 0 to 50.
- «Baños» ("Bathrooms"): from 0 to 50. Accepts half baths, for example 2.5.
- «Construcción (m²)» ("Built area (m²)") and «Terreno (m²)» ("Lot area (m²)").
- «Estacionamientos» ("Parking spots"): from 0 to 200.
Check the amenities
In «Amenidades» ("Amenities") tap the ones the property has, for example Alberca (Pool), Jardín (Garden), Roof garden, Gimnasio (Gym), Seguridad 24 h (24 h security), Elevador (Elevator), or Pet friendly. The selected ones are painted in the main color. Tap again to deselect.
Locate the property
Choose «Estado» ("State") and «Ciudad» ("City"), and enter «Código postal» ("ZIP code") and «Colonia» ("Neighborhood"). With these details the property appears on the catalog map.
Add a description and photos
Write the description and upload the photos in «Fotos» ("Photos") with «Agregar fotos» ("Add photos") or by dragging them in. The first photo is the cover; drag them to change the order.
Save or publish
«Guardar borrador» ("Save draft") leaves it as Borrador. «Publicar» ("Publish") sends it for review.
The rest of the form (description, translation, photos, and submission) works the same as with a car. See Publish a car.
The title builds itself
You don't write a title. Cliquéalo builds it from the type, the operation, and the location, for example «Casa en venta en Providencia, Guadalajara» ("House for sale in Providencia, Guadalajara"). If you don't enter a neighborhood or city, it's just «Casa en venta» ("House for sale").
What the buyer sees
On the property's public page, these appear when you entered them:
- In the summary: "Bedrooms", "Bathrooms", "Built area", and "Parking spots".
- In "Specifications": "Property type", "Operation", "Bedrooms", "Bathrooms", "Built area", "Lot area", "Parking spots", "Year built", and "Amenities".
Details you left empty aren't shown. The page has no credit simulator; the buyer contacts you by message, WhatsApp, or to schedule a visit.
What happens next
Your property goes through the same statuses as a car:
Saved, but not sent. It doesn't show in the catalog.
What you can do: Finish filling it in and publish it.
You sent it and we're reviewing it.
What you can do: Wait. It leaves this status as soon as it's approved or rejected.
It shows in the homes catalog and on the map.
What you can do: Edit it, handle appointments and messages, or archive it.
It was approved, but your plan has no room left.
What you can do: Wait for a spot to open up, move up a plan, or buy extra spots.
It didn't pass the review. You see the reason in the detail.
What you can do: Fix it and save it so it goes back to review.
You removed it from the catalog without deleting it.
What you can do: Send it to review again or delete it.

A property doesn't turn into a car
When you edit an ad, you can no longer switch between «Auto» ("Car") and «Casa». If you chose the wrong type, archive it and create a new one.
The usual case
Complete house for sale
You fill in type, operation, price, features, amenities, location, and photos, and tap «Publicar». It goes to En revisión and, once approved, to Publicado with its pin on the map.
Something doesn't work the first time
Land with no construction
You leave bedrooms, bathrooms, and built area empty, and only enter «Terreno (m²)». The page shows only what you filled in.
Special case
It doesn't appear on the map
If you didn't choose a state and city, or if the ZIP code isn't recognizable, the property shows in the list but may not have a pin on the map. Check the location and save.
Errors
What you see · New ad
«Selecciona un tipo de inmueble válido.»
Select a valid property type.
What it means. You didn't choose a property type, or the one you had no longer exists.
What to do.
- Scroll up to «Tipo de inmueble» and tap a card.
- Save or publish again.
What you see · New ad
«Falta elegir el tipo de operación.»
You still need to choose the type of operation.
What it means. The «Operación» field was left empty.
What to do.
- Choose «Venta» or «Renta».
- Save or publish again.
What you see · New ad
«Alguna amenidad seleccionada no es válida.»
One of the selected amenities isn't valid.
What it means. One of the selected amenities is no longer available.
What to do.
- Reload the page.
- Select the amenities again and save.
What you see · New ad
«Selecciona una agencia activa antes de crear una publicación.»
Select an active agency before creating an ad.
What it means. Your account doesn't have an active agency selected.
What to do.
- Check that your agency is active and that you're still on its team.
- If you belong to several, choose which one to work with and try again.
